Condensation control by the numbers. A household typically produces up to 100 litres of moisture a week, which builds on surfaces or stays in the air unless ventilated out. Run a bathroom extractor for at least 15 minutes after a shower or bath and a cooker extractor for at least 15 minutes after cooking, or where there is no fan open a window for the same period. Leave a gap of at least 10mm under internal doors, measured from the top of the floor covering to the bottom of the closed door, so air can move between rooms. Distinguishes condensation from rising and penetrating damp and sets out the order of works.

Solid wall insulation costs and the quality problem. Typical installation £12,000 to £15,000, split as around £15,000 for external wall insulation and around £12,000 for internal. Around 33% of the heat lost from an uninsulated home goes through the walls. Homes built before 1920 are more likely to have solid walls, of brick, stone, earth or timber frame with panels. A registered installer should guarantee the work for 25 years, and any TrustMark solid wall insulation company offers a 25 year guarantee backed either by an insurer or through the Solid Wall Insulation Guarantee Agency. Records that in October 2025 the National Audit Office reported on quality failures in wall insulation under government schemes, and that 98% of homes fitted with external wall insulation under ECO4 and the Great British Insulation Scheme have problems needing fixing, with affected households sent an Ofgem letter carrying a Unique Measure Reference Number in early 2026 and a remediation line on 0333 555 1234 option 1.

    Helifix (Leviat)

DryFix is a one-piece grade 316 stainless steel tie driven in with an SDS hammer drill and a Power Driver Attachment, needing no resin, grout or mechanical expansion. It works in brick, block, concrete, hard mortar and timber, in cavity and solid walls, hollow materials and close to edges, and the installed tie sits recessed below the face of the masonry. Multiple drip points stop water crossing the cavity, and it can be driven through insulation without affecting thermal performance. System components are the DryFix tie, RP drill bits for pilot holes, the Power Driver Attachment and extension, and a Load Test Unit with Pull Test Key. Variants: DryFix Terracotta for delicate terracotta, DryFix RenderPin for loose render and DryFix Asymmetric for a soft outer leaf on a hard inner leaf.

A 2400 x 1200mm sheet weighs 17.3 kg at 9.5mm, 23.0 kg at 12.5mm and 28.8 kg at 15.0mm, equivalent to 6.0, 8.0 and 10.0 kg/m2, which is why a 12.5mm 8 by 4 sheet is a two person carry up a staircase. Thermal conductivity is 0.19 W/mK, giving a thermal resistance of 0.050 m2K/W at 9.5mm, 0.066 at 12.5mm and 0.079 at 15.0mm, so plasterboard contributes almost nothing to a wall U-value on its own. Reaction to fire is Euroclass A2-s1, d0. The core is aerated calcium sulphate di-hydrate between paper liners with a tapered edge for jointing. Transversal breaking load is at least 160N. Fixings are self drilling screws for metal up to 0.7mm and heavier screws for metal up to 2.5mm, or GTEC High Thread Screws into timber.
