Amtico is one of the best-known brands in the UK luxury vinyl tile (LVT) market, and has designed and made LVT at its Coventry factory since the early 1960s.1 Today the LVT market is crowded with brands at every price point, and understanding where Amtico sits in that market, and whether it justifies its premium, is essential before spending £45+ per square metre on flooring.
What Is LVT?
Luxury vinyl tile is a multi-layer composite flooring product. A typical LVT construction (bottom to top):
- Backing layer, stabilises the plank and adds some cushioning
- Core, rigid (SPC or WPC) or flexible PVC
- Design/print layer, a high-resolution photograph of wood, stone, or tile
- Wear layer, transparent PVC in varying thicknesses
The wear layer thickness is the single most important specification for durability. It is measured in millimetres (or thousandths of an inch, “mil” in US-sourced specs):
| Wear Layer | Suitability | Typical Brand Range |
|---|---|---|
| 0.20 mm (8 mil) | Very light residential only | Budget imports |
| 0.30 mm (12 mil) | Standard residential | Most mid-market brands |
| 0.55 mm (22 mil) | Heavy residential / light commercial | Amtico Spacia, Karndean |
| 0.70 mm (28 mil) | Commercial / high-traffic residential | Amtico Form |
| 1.0 mm (40 mil) | Heavy commercial / premium residential | Amtico Signature |
Amtico Product Ranges and Costs (2026)
Amtico’s FAQ describes four main LVT collections.2 Its warranty page also lists Amtico First, a collection for budget projects with a 15-year warranty.3 Signature, Form and Spacia are glued down, and Click Smart clicks together without adhesive over a level floor.2 The three glue-down collections compare like this:
| Range | Wear Layer | Supply Cost (approx.) | Target Use |
|---|---|---|---|
| Amtico Form | 0.7 mm | £60–£80/m² | Residential; glue-down |
| Amtico Spacia | 0.55 mm | £45–£70/m² | Residential; glue-down |
| Amtico Signature | 1.0 mm | £70–£100/m² | Premium residential; bespoke design |
Amtico gives Signature a 1 mm wear layer, the thickest it makes, and a lifetime residential warranty.2 Form has a 0.7 mm wear layer and a 30-year warranty, Spacia a 0.55 mm wear layer and a 25-year warranty, and Click Smart a 20-year warranty.32
Amtico does not publish retail prices, so the supply figures above are estimates. As a check, the flooring retailer Contract Flooring listed Amtico Spacia Traditional Oak at £48.29 per m² including VAT in September 2026.4 Flooring Hut’s Amtico guide places Form between Signature and Spacia.56
Within Signature, custom design work (borders, inlays, herringbone from multiple products) is priced per layout and can push supply cost significantly higher.
Installation by a professional fitter (check the warranty terms, which set conditions on fitting and adhesive) adds £20–£35/m² for glue-down or £15–£25/m² for click-fit Click Smart.
A typical 20 m² room with Amtico Spacia glue-down fully installed therefore costs £1,300–£2,100 supplied and fitted.
Amtico vs Other LVT Brands
| Brand / Product | Wear Layer | UK Retail Supply (£/m²) | Notes |
|---|---|---|---|
| Amtico Signature | 1.0 mm | £70–£100 | Lifetime residential warranty; made in Coventry |
| Amtico Spacia | 0.55 mm | £45–£70 | 25-year warranty |
| Karndean LooseLay | 0.55 mm | £35–£55 | Popular UK alternative; similar quality |
| Karndean Korlok (SPC) | 0.55 mm | £28–£50 | Rigid core; excellent for uneven floors |
| Polyflor (commercial ranges) | 0.55–0.70 mm | £25–£55 | Contract-grade; excellent durability |
| Budget LVT (B&Q, Wickes own-brand) | 0.20–0.30 mm | £15–£30 | Short lifespan in real use |
| Luxury imports (click SPC, online) | 0.30–0.55 mm | £18–£40 | Variable quality; no local support |
The quality gap between budget LVT and mid-market products is real. Budget products with a 0.20 mm wear layer can show visible scratching and wear within a few years in rooms with moderate use. A 0.55 mm wear layer lasts far longer, which is why Amtico puts a 25-year warranty on Spacia.2
Core Types: SPC vs WPC vs Standard
The core material determines rigidity, warmth underfoot, and sub-floor tolerance:
| Core Type | Rigidity | Warmth | Sub-floor Tolerance | Suitable for UFH |
|---|---|---|---|---|
| Standard PVC (flexible) | Low | Warm | Needs flat floor | Generally yes |
| WPC (wood plastic composite) | Medium | Warmest | Better tolerance | Check brand |
| SPC (stone plastic composite) | High (rigid) | Cool-ish | Best tolerance | Generally yes |
SPC-core LVT, now very common in click-fit products, can bridge minor sub-floor undulations better than flexible or WPC products. Each maker sets its own flatness limit, so check the installation guide before assuming you can skip self-levelling compound on an older floor.
Installation Methods
Glue-Down
The traditional commercial and premium residential method. The LVT plank or tile is fully adhered to the sub-floor using a purpose-specific pressure-sensitive adhesive. Advantages:
- Most stable long-term result
- Best thermal contact (important for UFH)
- No clicking or hollow sounds underfoot
- The fitting method Amtico specifies for its Signature, Form and Spacia collections
Sub-floor must be smooth, dry (Amtico treats a subfloor as dry at 75% relative humidity or below) and sound.7 Self-levelling compound must be used on any uneven areas.
Click-Fit (Floating)
Click-profile LVT is locked together at joints and floated over the sub-floor. Faster to install, DIY-friendly, and easier to remove and replace. Disadvantages include a slightly hollow sound underfoot and potential movement at joints in temperature-variable rooms.
Loose-Lay
Some products (notably Karndean LooseLay, Polyflor Expona Simplay) use a friction-grip backing that holds the plank in place without adhesive but allows repositioning.8 Suitable for temporary installations and over existing flooring. Large rooms and sunny areas may need a tackifier or perimeter adhesive, so follow the maker’s installation guide.
Underfloor Heating
LVT is generally well-suited to UFH, but there are specific requirements:
- Maximum surface temperature: typically 27°C (check the manufacturer’s data sheet)2
- Amtico asks for the tiles, adhesive and subfloor to settle at 18–27°C for at least 24 hours before, during and after installation, or 48 hours if they were stored outside that range9
- Switch the UFH off at least 48 hours before the floor is laid and leave it off for at least 48 hours afterwards, then bring it back up to temperature gradually2
- Do not use thick foam underlays under LVT on UFH, they insulate the floor from the heat source
Amtico says only its own adhesives should be used, as others may not perform adequately and could fail.9 For areas subject to heat variation, such as conservatories and floors in direct sunlight, it recommends its HT adhesive, which it also lists as suitable over underfloor heating.9
Specifying Amtico: What the Premium Buys You
The Amtico premium (versus mid-market LVT at £25–£40/m²) buys:
- 1 mm wear layer in Signature, meaningful in high-traffic areas
- UK-based technical support and an approved fitter network
- Consistent batch quality, critical when ordering replacement planks years later
- Bespoke design capability, borders, inlays, and multi-pattern layouts not available from volume brands
- Long residential warranties, from 20 years for Click Smart to lifetime for Signature, subject to the warranty terms
For standard residential use in bedrooms and living rooms, a 0.55 mm wear layer such as Amtico Spacia’s is usually ample, and the difference from Signature is hard to see in daily use. The Signature range makes most sense in kitchens, hallways, high-traffic areas, and where custom design patterns matter.
What to Check Before Buying
- Wear layer thickness (not just the total board thickness)
- Sub-floor preparation included?, most fitters quote separately for levelling compound
- Underlay included or required?, most LVT does not require underlay; some benefit from acoustic underlay
- Warranty terms, check whether the warranty is conditional on approved fitter and approved adhesive
- Batch consistency, order 10% extra from the same production batch for future repairs
Is Amtico Worth It?
For a kitchen, hallway, or open-plan ground floor where you want waterproof flooring with genuine wood or stone aesthetics and a long service life, Amtico Spacia or Signature represent excellent value over a 15–20 year horizon. At roughly £65–£105/m² installed for Spacia, and more for Signature, it is competitive with solid hardwood while being easier to maintain, more moisture-resistant, and warmer than ceramic tile.
For rooms with light use, spare bedrooms, studies, budget LVT at £15–£30/m² supply will likely perform adequately; the premium spec is less justified.
