Tiling over underfloor heating is perfectly achievable — in fact, tiles are one of the best floor coverings for underfloor heating systems because of their high thermal conductivity, which allows heat to pass through efficiently. But the combination of a heated substrate and large-format tiles demands specific materials and technique. Using the wrong adhesive or skipping the acclimatisation process can result in debonded tiles, cracked grout joints, or even cracked tiles — problems that are expensive to fix once the floor is complete.

Why Tiling Over UFH Requires Different Products
As underfloor heating cycles on and off, the floor substrate and tiles expand and contract slightly. Standard cement-based adhesives are rigid and can crack under this movement, breaking the bond between tile and substrate. Flexible polymer-modified adhesives absorb that differential movement rather than transmitting it as stress.
The relevant standard is EN 12004, which classifies tile adhesives by deformability:
- S1 — flexible (deformation 2.5–5 mm); the minimum for UFH applications
- S2 — highly flexible (deformation > 5 mm); used for large-format tiles, heated substrates, or where substrate movement is greater
Most adhesive manufacturers produce a dedicated UFH adhesive that is S1 or S2 rated. Products rated C2S1 or C2S2 (improved cementitious, flexible) are the correct specification for tiling over heated floors.
Choosing the Right Tile
All ceramic and porcelain tiles are suitable for use with underfloor heating. However:

Avoid very thin tiles (under 8 mm) on electric heating mats, as they may crack from localised heat. Porcelain at 10 mm or above is the most robust choice.
Preparing the Substrate
The substrate must be:
- Structurally sound and fully bonded — any hollow or loose areas must be repaired before tiling
- Level to within 3 mm in 2 m (or use a self-levelling compound to achieve this)
- Fully cured — new screeds should cure for at least 28 days before tiling; anhydrite (calcium sulphate) screeds typically need 6 weeks minimum and must be primed with a diluted PVA or dedicated primer before tiling
- Dry — moisture content should be below 2.5% CM (carbide method) for sand and cement screed, and below 0.5% for anhydrite screed before adhesive is applied
For electric heating mats embedded in adhesive or tile-backer boards, the mat must be fully embedded in the first adhesive layer before the tiles are laid on top. Do not lay tiles directly onto an exposed electric mat without adequate adhesive coverage beneath it — this creates hot spots and risks cable damage.
Step-by-Step: Tiling Over Underfloor Heating
Tools and materials needed:
- Notched trowel (10 × 10 mm for tiles up to 300 mm; larger notch for bigger formats)
- Rubber mallet
- Spirit level and tile spacers
- S1 or S2 polymer-modified adhesive
- Flexible grout (designate “for use with underfloor heating” or containing a polymer additive)
- Expansion joint sealant (silicone, colour-matched to grout where visible)
- Tile spacers at least 3 mm wide
- Grout float
Step 1: Commission and run-in the heating Before tiling, the underfloor heating must be switched on and run through a commissioning cycle — typically a gradual increase from ambient temperature over 7–14 days, reaching maximum operating temperature, then cooling back down. This dries any residual moisture from the screed and ensures it is at equilibrium before you tile.
Step 2: Prime the substrate Apply the manufacturer-recommended primer to the screed. This is not optional with anhydrite screeds (which can weaken standard adhesive bonds) and is good practice on all screeds.
Step 3: Turn the heating off Switch the UFH off and allow the floor to cool to room temperature before tiling. Adhesives should be applied to a substrate that is not warm — heat will accelerate curing and reduce open time, leading to poor coverage.
Step 4: Lay the tiles with full-bed coverage Apply adhesive to both the substrate (using a notched trowel) and the back of the tile (back-buttering). This double-sided application is essential for large-format tiles and strongly recommended for all UFH installations. Aim for a minimum 85–90% adhesive contact on the tile back; check this occasionally by lifting a tile to inspect coverage.
Press tiles firmly into position with a slight twisting motion and tap level with a rubber mallet.
Step 5: Leave expansion joints Leave a minimum 5–8 mm gap around the full perimeter of the tiled area (against walls, door frames, and fixed items). Also leave expansion joints at all movement joints in the substrate and at maximum intervals of 8 m in each direction (or 40 m² for a single bay, though most domestic rooms fall within this). These joints must be filled with a matching silicone sealant, not grout — grout is rigid and will crack.
Step 6: Allow full cure before grouting Leave the adhesive to cure for at least 24 hours (or as specified by the manufacturer) before grouting. Do not switch the heating on during this period.
Step 7: Grout with flexible grout Use a polymer-modified flexible grout specifically rated for underfloor heating. Epoxy grout is also suitable (and more stain-resistant) but is harder to work with. Maintain minimum 3 mm grout joints — joints narrower than this are more vulnerable to cracking under thermal movement.
Step 8: Commission the heating gradually After the grout has cured (typically 24–72 hours), recommission the heating gradually — increase by 5°C per day until operating temperature is reached. Do not switch the system to maximum immediately.
Common Mistakes to Avoid
- Using a standard rigid adhesive instead of a flexible S1/S2 product
- Tiling onto a screed that has not fully dried or cured
- Omitting the perimeter expansion joint
- Switching the heating back on before the adhesive has cured
- Using a pointing grout with no polymer additive
- Inadequate adhesive coverage (less than 80% contact) — the main cause of hollow-sounding tiles
Costs
Tiling over underfloor heating is not significantly more expensive than standard tiling if the correct materials are specified from the outset. The flexible adhesive costs approximately £20–£35 per 20 kg bag compared to £15–£25 for a standard product. Professional installation rates for tiling in 2026 run at £40–£70 per m² for floor tiles (supply of tiles additional), with experienced tilers typically charging a slight premium for UFH installations due to the increased care required.
