A wet cellar is one of the most demoralising problems a homeowner faces — and one of the most frequently mismanaged. The British Standard for below-ground waterproofing (BS 8102:2022) defines three performance grades, and matching the system to the grade required for your intended use is the most important decision you will make. Installing the wrong type — usually a cheap tanking slurry on a high-water-pressure wall intended for habitable use — means redoing everything within a few years.
Understanding the Problem: Types of Water Ingress
Before specifying any waterproofing system, identify the type and source of water:
Ground water pressure (hydrostatic pressure) — water table is high enough that water is actively being pushed through the wall or floor under pressure. This is the most demanding scenario and rules out simple tanking slurry as the sole solution.
Penetrating damp — rainwater penetrating through defects in the wall, pointing, or external drainage. The fix here is often external — repoint the wall, repair the drainage — rather than internal tanking.
Condensation — warm moist internal air condensing on cold surfaces. Mistaken for penetrating damp very frequently. If the damp appears on cold mornings and disappears later in the day, condensation is the likely cause. The fix is ventilation and heating, not waterproofing.
Surface water run-off — ground around the property slopes inward, directing rainwater against the wall. External drainage channels (French drains) are the primary fix.
A structural waterproofing specialist can carry out a damp assessment and identify the source. This typically costs £150–£350 as a paid survey and is worth commissioning before spending thousands on a system.

Waterproofing System Types
Type A: Barrier (Tanking Slurry)
A cementitious waterproof render (products like Sika Waterproofing Mortar, Vandex BB75, or RIW Cemprotec) is applied directly to the wall surface to form a watertight barrier. It works by blocking pores in the masonry.
Advantages: Low cost, thin profile (typically 6–10 mm), no mechanical moving parts.
Disadvantages: Relies on perfect bond to the wall and complete coverage. Any crack or poorly prepared area will leak. High hydrostatic pressure can push the render off the wall. Not reliable for Grade 3 habitable use as a standalone system.
Cost: £70–£150/m² including labour for a two-coat application. A typical 40 m² cellar: £2,800–£6,000.
Best for: Light moisture in Grade 1 or Grade 2 applications; used as part of a combined system.
Type B: Structurally Integral
Waterproofing achieved by the construction material itself — typically concrete or masonry with low permeability additives, used in new-build basements.
Not generally applicable to existing cellars unless you are re-building the structure.
Type C: Cavity Drain Membrane (Drained Protection)
A studded HDPE membrane (e.g. Delta MS, Newton 508, Triton 8) is fixed to the walls and floor, creating a cavity between the membrane and the masonry. Any water that penetrates the wall is channelled down within this cavity to a channel drain at the floor perimeter, which runs to a sump chamber, where an automatic submersible pump discharges the water outside.
Advantages: Does not rely on keeping water out — manages it instead. Tolerant of wall movement and minor cracking. The only reliable Grade 3 solution in most existing cellars. Water pressure cannot cause failure — the membrane simply collects more flow, which the pump handles.
Disadvantages: Higher cost, requires a sump and pump (mechanical parts that need servicing), loses 12–25 mm of floor area on each wall due to the perimeter channel, and requires a drainage route for pump discharge.
Cost: £150–£300/m² including sump, pump, and labour. A typical 40 m² cellar: £6,000–£12,000.
Sump pump: budget an additional £500–£1,500 for a quality pump with a battery backup — critical in properties prone to power cuts during storms, which is exactly when the water table rises.

External tanking (excavating around the property, applying a barrier membrane externally, and reinstating) is the most effective solution but also the most expensive and disruptive, requiring access around the perimeter of the building and temporary shoring in many cases.
Choosing a Contractor
Structural waterproofing in UK basements should be designed and installed by a CSSW-qualified surveyor (Certificated Surveyor in Structural Waterproofing) or a contractor trained and certificated by the waterproofing product manufacturer (most reputable system manufacturers require contractor certification before they will offer a guaranteed warranty).
Key questions to ask:
- Is the surveyor CSSW-qualified?
- Which BS 8102:2022 grade are they designing to?
- What is the guaranteed life of the system, and does the warranty transfer on property sale?
- Who maintains the sump pump, and what is the maintenance schedule?
A reputable contractor will provide a 10–25 year guarantee on a cavity drain system. Some manufacturers’ guarantees are insurance-backed — this is worth specifying, as it survives the contractor going out of business.
Before You Start: Essential Checks
- Repair external drainage — blocked or broken gulleys and downpipes that direct water against the wall should be fixed before any internal waterproofing.
- Survey for structural defects — cracks wider than 3 mm, movement, or failed mortar joints in the wall must be addressed before tanking.
- Check party walls — if the cellar wall is shared with a neighbour, any works affecting it require a Party Wall Agreement under the Party Wall etc. Act 1996.
- Check planning — converting a cellar to habitable use is a material change of use, notifiable to Building Control. Part M (accessibility) and Part F (ventilation) requirements apply.
